State Requirements & Application


* You will need this residential contractor license if you are performing residential construction over $50,000. If you are performing residential remodeling or roofing over $10,000 you will need a Residential Remodeling or Roofing license.

* You are required to show proof of general liability insurance coverage. There is no minimum policy amount.

* If you hold a residential contractor license, you may work on commercial projects provided the job does not exceed 7,500 sq. ft.

* Pre-approval from the state is required to sit for this exam.* No financial statements are required for residential applications.

* Applicant must show experience in the classifications of work requested. Applicant will need to list 3 jobs completed in requested Class.

Mississippi has established residential reciprocity with Alabama, Arkansas, Louisiana, and Tennessee. If you have held a license in one of these states for three (3) consecutive years, the board may waive your trade exam. However, the Mississippi Law and Business Management exam is mandatory.


Permitted Work

The Mississippi Residential Builders license permits you to Bid and Build Residential Projects in the State of Mississippi.


State Of Mississippi Home Inspector

Inspection Division of the Real Estate Commission

Resident and Non-Resident Licensing Requirements:

1. High school Diploma or its equivalent

2. Twenty-one (21) years of age or older

3. Successful completion of Real Estate Commission approved sixty (60) hours of home inspection courses with the appropriate documentation

4. Certification of passing National Home Inspector Exam

5. Certification of insurance to include two (2) categories:**General liability ($250,000.00 per occurrence)**Errors & Omissions ($250,000.00 per occurrence)

6. Fully completed application must be notarized in two sections and accompanied by photos[front photo & profile photo]

7. Payment of the application fee of $175.00 and the licensing fee of $325.00; totaling $500.00

For individuals applying for the "NEW HOME" designation, the following additional items must be included, to wit:

1. An active Residential Contractor's (Builders) License

2. A current International Code Council Certification in one of their disciplines (preferably in residential building inspection)
